If you live in a block of flats the chances are you will have a lease.

Your Lease defines and explains the process of maintaining your building and the obligations of paying for the work. If you are unhappy with the Service Charge costs or the costs of maintaining your building it may be possible to challenge those costs. In the first instance you should read your lease, if you don’t have a copy you can ask Land Registry to provide you with one. If your charges are not ‘Reasonable’ (The Landlord and Tenant Act 1985 (as amended) states that a service charge is only recoverable by a landlord so far as the costs have been reasonably incurred) it may be possible to challenge them at a First Tier Tribunal. There are costs to this process so you should make yourself fully aware of the obligations under your lease and the Act.
